Take Your Company Public In Less Than 10 Days?

By James Scott

If you are involved in real estate investment there is no doubt that most investors are currently lacking one thing, cash. Banks have a surplus of foreclosed real estate , hedge funds are shriveling up and dying in record numbers, rehab lenders are now making it more difficult to borrow than ever so if you make a living off of investing in real estate or rehabbing and flipping houses where can you get the cash to continue doing what you love?

The answer comes in three little words "Private Placement Memorandum". The Private Placement Memorandum (also referred to as PPM or Offering Memorandum) originated out of Regulation D which was rooted in the Securities Act of'33. The government wanted to create a way for companies to raise capital quickly and easily but still stay within SEC guidelines, so they made three exemptions to the rigorous Reg. D laws.

Those exemptions are Rule 504, rule 505 and rule 506. This is where it gets good! Real estate investors in the know have been capitalizing off of the streamlined capabilities of Regulation D Rule 506 for years. Under this exemption, via Private Placement Memorandum, a real estate investor can sell equity shares in his start-up or established company and use that capital to invest in real estate.

Unlike rule 504 and rule 505, rule 506 has no limit to the amount of equity or debt capital an entrepreneur can raise. Say adios to banks and endless red tape.

If you are an investor and you're not taking advantage of this unbelievably powerful tool, wake up and get on the bandwagon. Raising capital doesn't get any easier than this. Find a consultant and tell him you want to invest in real estate with your Private Placement Memorandum and put your investment career on turbo cruise control.

CMS Systems Compared

By Stephen Grisham Sr.

Content Management Systems (CMS) permit the users to take care of their own custom sites -- after professionals have created them -- the end-user can maintain them and make changes. As an example, you can make a site that lets the client add or update employee contact information, schedules of events, and other dynamic content independently, without any knowledge of HTML.

There are lots of CMS systems out there, and several of them don't cost anything. Choose which one to used based on the website you need. This does not list them all. There are a great number of very good Content Management Systems out there from which to choose. Look at the author's websites to make certain that the CMS you opt for is right for your requirements.

Joomla is incredibly versatile. You can use it for almost any kind of website. It doesn't matter whether you are talking about a personal website or a business site (whether large or small), online publications or even an E-commerce site (however, if you are dealing with an e-commerce site, you may fare better with a dedicated e-commerce package like Zen Cart or osCommerce). Joomla is not difficult to install and, if the web host offers Fantastico, the setup can be completely automated.

PHP-based Website Baker affords a lot of design simplicity. Since it is PHP based, you have the ability to play with the page to make it look like what you want if either you are fairly competent with PHP or if you want to pay a PHP programmer (which might turn out to be less expensive and easier than you might think -- check out guru.com). There are a lot of add-ons that can be installed on a Website Baker site including, for example, photo albums, a message board, a catalog, an online payment option, etc.

Drupal. Drupal is not to be undertaken lightly; it requires specific training and education or a series of very hard knocks. The Drupal website even admits that there is a significant learning curve.

Mambo is extremely popular since it is easy to use and versatile. A variety of themes are offered and with slight changes, you can create a great website with little stress.

phpWebSite is great and can be used for many things. A document manager, calendar, form generator, polling system and photo album are all available as add-ons. As is the case with the acquisition of all new information, Content Management Systems involve a specific learning curve. Some PHP knowledge is required in order to do most customizing.

How to Use Text Format for SEO

By Nicholas Halmond

One of the commonly overlooked aspects of SEO is using text format for SEO. By using specific tags and formatting techniques you are essentially highlighting particular pieces of information on your page as the most important and relevant. However, there has been some debate as of late whether or not using text formatting can improve your results and rankings.

Therefore as with everything in the search engine optimization field it's crucial to stay on top of the latest trends and change your strategies as necessary. What works today in regards to the correct text format for SEO may not work tomorrow. Either way, it's important to be aware of the theories that are out there and how they may able to affect the positioning of your website and all of its individual pages.

What exactly do people even mean when they say text format for SEO? What they are talking about is a way of using specific formatting tags to make pieces of your content stick out as more important to the search engines. There are visual formatting changes that take place, but of more importance is the emphasis placed on the terms that are formatted.

When you make a text format for SEO change to your site you are producing a visual effect that people browsing your site will see. But the visual effect is not what's important, it's the attached significance of the tags used that adds value. For example, with the h1 title tag you demark the most important information on the page, it's what your page is all about. By working in a keyword into the H1 tag you are therefore showing that your entire page is directly related to that keyword.

After the H1 tag there are many other heading tags, going all the way down to H6. After H2 or H3 these tags lose their value and they should not be bothered with. However, effective usage of H2 as subheads throughout your content can certainly pay dividends in the same fashion that the H1 tag does. Include an additional keyword or two in the h2 tags you have scattered throughout your page and you can boost your rankings even more.

You can also work with text format for SEO within the body of your content. For example, by emboldening a keyword on a page you can also help to highlight the importance of that phrase on your page. However, to see the benefits of this approach you should not use the regular b tag for bold. Rather, you should use the strong tag, which produces the same visual effect but has attached to it the meaning of importance rather than just a visual change.

Text format for SEO is actually pretty simple in theory. Use a few selected HTML tags in order to highlight and emphasize keywords on a webpage, and therefore improve your ranking and relevancy for those terms. Yes, there is some debate about how effective these tactics are today. However, there is no downside to using them and until somebody can prove that it's not successful at all, using text format for SEO is a wise decision.
